This newly renovated 3900 square foot home on 5 acres has 5 relaxing bedrooms, 3 full spa-like bathrooms, and room to sleep up to 16 guests comfortably, ensuring plenty of space for everyone to spread out and unwind after a day of adventure.
Inside, this serene and spacious 2-story retreat was designed with guest’s comfort, convenience, and entertainment in mind. With 5 bedrooms and 3 full bathrooms, there’s plenty of space for everyone to relax and recharge. Two bedrooms feature comfy king beds, two have spacious cozy queens, and the bunk room with two queen-over-queen bunk beds, is perfect for kids or adult groups. There is plenty of space for parking on the property. RV hookup and trailer access as well. A vehicle is needed in order to get around the area.

Check-in and Check-out Times:
You may check in from 4 p.m. on the agreed arrival date. You will receive a key code to gain access to the property 24 hours before the earliest check in time.
Check-out is at 11:00 a.m. on the agreed check-out date.
Early check-in and late check-out are available upon request for an additional fee of $25 per check-in and check-out.
Minimum Age to Reserve and 3rd Party Bookings:
Guest must be at least 25 years old to reserve this home. A responsible adult of at least 25 years old must reserve and be present for the duration of the stay. In other words, you can not make a 3rd party booking, i.e. reserve this home for other persons.
If you are a housing coordinator for an organization please send us your information in your booking request and we will contact you for housing arrangements for your staff/guests. Confirmation will be required.

Quite hours are from 10pm to 7am.
Parties and Events:
Beautiful Memories Getaways and Airbnb have a NO parties policy. In addition to this, absolutely no glitter or confetti. If you use glitter, there will be a cleaning fee on top of the normal cleaning fee.
Strictly registered guests only. No unregistered visitors are permitted overnight, and the property may not be used as the base for a party under any circumstances. Failure to comply will result in guests being asked to leave, additional cleaning costs being charged, and guests being reported to Airbnb, VRBO, etc.
Smoking Policy:
This is a smoke-free home, including the outside areas surrounding the property. No smoking of any substance, including vaping. The only exception is for you to smoke at the fire pit. Please properly dispose your items as to not leave trash or start a fire.
**If a burn ban is in place, please note that outdoor fires and smoking are not allowed — even at the fire pit. We’ll notify you if one is active during your stay.
Damage and Furniture Policy:
We ask that any damage or breakage be reported as soon as reasonably possible so we can address it promptly. Unreported issues may result in additional charges.
To help keep everything in great condition for all guests, please do not move furniture or electronics between rooms without checking with us first. If anything is moved, guests are responsible for any resulting damage, malfunction, or weather-related exposure.
*We kindly ask you to cover out door seating area and dining table with the provided covers if rain or snow is forecasted.
Weapons Policy:
Weapons, including firearms, are NOT permitted at the property without prior permission from the host. If a guest brings a weapon onto the property, the host can cancel the booking immediately without reimbursement. In the event of this happening and if weapons are left behind at the property, the authorities will be called to retrieve them and it will be up to the guest to figure out how to get their property back.
Water well and Septic System:
We are on a well and septic system, so we ask all guests to help us protect it by conserving water and being mindful of what goes down the drains.
In the bathroom, only flush the provided toilet paper. Please do not flush wipes (even if labeled flushable), feminine products, paper towels, oils, or harsh chemicals, as these can damage the system and lead to costly repairs.
Fire-Pit and Firewood:
We have provided a wood burning fire pit for our guests' enjoyment. This is a no lighter fluid and no propane property. If you would like to use the fire pit, remember to pick up some firewood at a local grocery or convenience store as firewood is not currently provided. Fire starters are provided. Please make sure the fire dies before leaving the fire pit unattended. Use water to extinguish the flames if necessary.
**Help protect the local environment by bringing only local firewood. You’ll find plenty of places to grab some on your way in — including Walmart and roadside vendors.
Charcoal Barbecue Grill:
If you would like to use the grill, remember to bring charcoal as it is not provided. A charcoal chimney and fire starters are provided in the property with instructions on how to use them. The chimney starter is a healthier and safer alternative than lighter fluid. You can find the BBQ tools in the kitchen pantry or drawer.
Outdoor Games and Sports Court:
We kindly ask you to put away balls, putters, and racquets in the appropriate deck box after finishing. Please note that the basketball and pickleball court are made from special VersaCourt game tiles. While the game tiles provide a safer option for your joints than concrete, please note that these tiles may become slippery when wet. Use of the court when wet is at your own risk!
Garbage and Recycling:
To help us avoid unwanted pests we do ask as a courtesy to please dispose of food waste. This includes loading dirty dishes and starting the dishwasher, and removing food waste from the home and outdoor areas. Guests are requested to remove the trash and place it outside in the designated receptacle/bin area during their stay and when they leave the property at the end of their stay. Trash day is Monday. If you are staying Sunday evening, please put the trash bin out back at the front of the driveway by the street for the morning pickup.
***BUNK BED SAFETY WARNING***
There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. We assume no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. We are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of bunk bed, top or bottom is limited to a maximum 400 lb weight each; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.
Bunk Bed Use:
For your comfort and safety, please note the following guidelines when using the bunk bed and ladder. As with any elevated sleeping area, some risk is involved, and use is at your own discretion. We are not responsible for any injuries or accidents that may occur.
Parents and guardians are asked to closely supervise children and ensure safe use of the ladder and bunk area.
To help prevent accidents, we ask that all guests follow these standard safety precautions:
The top bunk is intended for guests aged 6 and up. Maximum resting weight for each Queen bunk beds 400 lbs. No jumping or rough play on or near the bunk beds. Always use the ladder to get in and out of the top bunk.
Swimming Pool Use:
Our pool is available seasonally from Memorial Day through the end of September, depending on the weather.
Use of the pool is voluntary and at your own risk.
An adult must supervise anyone under 18 at all times. We are not liable for accidents, injuries, or drowning.
No diving or jumping into the pool. It is shallow and intended for gentle use only.
Children under 5 and anyone who cannot swim must wear a life jacket or flotation device.
Do not use the pool if you have open wounds, are feeling unwell, or have had diarrhea recently.
No glass, ceramic, or breakable items near the pool. Use plastic or aluminum containers only.
No food, drink, glitter, confetti, dirt, sand, oils, or lotions in the pool.
Do not climb or sit on the pool walls or rails.
Use the designated pool ladder to enter and exit—do not jump in from the sides.
Never use the pool during thunderstorms or if lightning is present.
Stay hydrated and avoid alcohol or drugs before or during pool use.
Exit immediately if you feel dizzy, overheated, or unwell.
Be cautious when walking near the pool area—wet surfaces can be slippery.
Do not add any chemicals, water, or substances to the pool. Contact your host with any concerns.
Most importantly — relax, cool off, and enjoy your time in the water!
Hot Tub Use:
Providing a premier luxury amenity such as our Hydropool Self-Cleaning hot tub for our guests' enjoyment is an extreme pleasure of ours. You will find the key to open both sides of the hot tub cover and water testing strips in kitchen pantry. Please test the water to make sure it is balanced before usage.
You will find pool towels in the kitchen pantry.
***The water in the pool and hot tub will be tested and balanced prior to your stay. If the hot tub or pool becomes inoperable or unsuitable for usage during your stay we will offer a 10% refund of your nightly rental fee, for each day the hot tub is unavailable during your stay due to our inability or mechanical failures. If both hot tub and pool become inoperable or unsuitable, a refund of 20% will be granted for each day both are unavailable as stated above.
We do not offer refunds for bad weather, acts of god, or for user error or negligence caused by you or your guests. If you or your guests misuse or cause the water to become dirty during your stay, you will be charged a minimum $150 draining and refill cost. Because we have a top of the industry self-cleaning hot tub, we only have to regularly refill every other month, quarterly, or if necessary. If anything you or your guests have done to damage the mechanical systems in the hot tub, you will be responsible for service calls, repair, and/or replacement costs.
We will make commercially reasonable efforts to have mechanical (water, heat, electric, and plumbing) and appliance failures (including the hot tub and pool) corrected as soon as possible but cannot control the scheduling of outside service contractors.
Hot Tub Rules & Use:
1. The use of the hot tub is a voluntary act and is done at participants' OWN RISK.
2. Pregnant women, children under the age of 5 years old, and those with heart disease ARE NOT ALLOWED IN THIS HOT TUB.
3. Those who are taking medication of any kind, or being treated for diabetes, low or high blood pressure, strokes, epilepsy, weakened immune system or other conditions, or are a frail elderly person, should consult their physician prior to use of the hot tub.
4. Those who are sensitive to chemicals or have skin sensitivities should not use the hot tub.
5. Those who are ill, or have open sores/wounds, or cuts, should not get into the hot tub, and those who have diarrhea must never get in.
6. Children above the age of 5 years but below 14-18 must be supervised. Please know the children in your party and supervise those above 14 at your discretion.
7. This is a seven (7) person hot tub. Only 7 people are allowed at one time.
8. Never use the hot tub if thunder or lightning is in the area.
9. Do not sit, lay, or stand, or place children on the hot tub cover – it will collapse into the hot tub. You will be charged for any and all damage to the hot tub cover.
10. Unlock and unhook all clips before folding and removing hot tub cover. Store hot tub cover behind hot tub during usage.
11. Check the chemical strip yourself before getting in to be sure the pH and chlorine levels are at the recommended levels. If not, or if the water looks murky or slimy, don’t get in. Alert us.
12. We use chlorine as a sanitizer for the water. Do not add any other chemicals such as bleach, bromine, or other spa, or pool chemicals. If the water becomes imbalanced during your stay, we will attempt to send someone out to check it out and treat it. The only chemicals or substances you should ever add to the spa are chlorine tablets into the spa floater, or small increments of water, and only at the advising of your host. Do not attempt to add water to the spa without host consent, as adding water will affect the chemical balance.
13. Check the temperature of the water. Do not get in if it is over 104˚.
14. Stay hydrated before getting into the hot tub.
15. Shower off particles, oils, cosmetics, hair gels, etc…with soap and thoroughly rinse off before getting into the hot tub. 16. Do not apply lotions, sunscreens, or creams or oils before getting into the hot tub. Any of these substances will dirty the water and create an imbalance of chemicals that keep the hot tub water clean and safe for all guests.
17. Do not wear jewelry in the hot tub.
18. DO NOT put oils, bath bombs, bubbles, food, drinks, glitter, confetti, dirt, sand, or any other foreign substance in the hot tub at any time.
19. No animals, urine, or feces in the hot tub.
20. Wipe all dirt and/or sand from feet before re-entering the hot tub.
21. It is advised to limit your soak in the hot tub to no more than 15 minutes at a time. Before re-entering the hot tub, make sure you have cooled off. If you overheat and faint, you can drown.
22. Keep your head, arms, and upper chest out of the water to avoid overheating.
23. DO NOT DRINK ALCOHOL or USE DRUGS before or during hot tub use. Being intoxicated and overheating can cause you to blackout and/or drown.
24. No glass cups/bottles or ceramic dishes in or around the hot tub. Please use provided plastic cups or plastic bottles and aluminum cans only around the hot tub.
25. Do not place towels or clothing items into the hot tub.
26. Get out of the hot tub if you feel dizzy, overheated, nauseous, or unwell. 27. Be careful when getting out so you don’t slip and fall.
28. Replace and lock the hot tub after every use! DO NOT leave the hot tub unlocked or unattended, ESPECIALLY if children are present! This is a physical safety issue to prevent drowning and to prevent depletion of spa chemicals, which result in unsafe water balance.
29. I further agree and warrant that if, at any time, I feel or think anything to be unsafe, I and all guests will immediately leave the area and advise my host.

By booking this reservation, you acknowledge the following concerning soaking in the hot tub (hereinafter the “Activity”):
I am voluntarily participating in the Activity, and I am participating entirely at my own risk.
I am aware of the associated HOT TUB RISKS which may include but are not limited to drowning, heat exhaustion, heat stroke, skin, ear, bladder, lung, respiratory, rash or other infections, chemical burns or irritations, physical/psychological injury, pain, suffering, illness, disfigurement, disability, economic or emotional loss, paralysis or death. I understand that these injuries or outcomes may arise from my own or others’ negligence, including that of Beautiful Memories Getaways or their owners, or representatives, or from the conditions at the Activity location. Nonetheless, I assume all related risks, both known and unknown to me, of my participation in this activity.
Some of the known risks and precautions are noted, and I have read and understand these.
I FURTHER AGREE to INDEMNIFY, DEFEND AND HOLD HARMLESS Beautiful Memories Getaways, LLC and it’s owners and representatives against any and all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs.
I FURTHER ACKNOWLEDGE that Beautiful Memories Getaways, LLC and it’s owners and representatives are not responsible for errors, omissions, acts or failures to act of any party or entity involving this Activity on behalf of Beautiful Memories Getaways, LLC or it’s owners and representatives.
In the event that I or anyone in my party should require medical care or treatment, I will call 911 immediately to provide all emergency medical care deemed necessary, including, but not limited to, first aid, CPR, use of an AED, emergency transport. I further agree to assume all costs involved and agree to be financially responsible for any costs incurred as a result of such treatment. I am aware and understand that I and all of my guests should carry our own health insurance.
I hereby acknowledge that I have carefully read these rules, instructions, waiver and release, and fully understand that the act of booking this reservation is a release of liability. I expressly agree to release and discharge Beautiful Memories Getaways, LLC and it’s owners and representatives from any and all claims or causes of action and I agree to voluntarily give up or waive any right that I otherwise have to bring a legal action against Beautiful Memories Getaways, LLC and it’s owners and representatives for personal injury or property damage. To the extent that statute or case laws do not prohibit releases for ordinary negligence, this release is also for such negligence on the part of Beautiful Memories Getaways, LLC and it’s owners and representatives.
This agreement supersedes any and all previous oral or written promises or other agreements. This waiver and release of liability shall remain in effect for the duration of my participation in the Activity, during this initial, and all subsequent events of participation.
In the event that any damage to equipment or facilities occurs as a result of my or my family’s, guests, or agents willful actions, neglect or recklessness, I acknowledge and agree to be held liable for any and all costs associated with any such actions of neglect or recklessness.
In the event that any provision contained within this release shall be deemed to be severable or invalid, or if any term, condition, phrase or portion of this agreement shall be determined to be unlawful or otherwise unenforceable, the remainder of this agreement shall remain in full force and effect.
Booking this reservation is my agreeance and consent to the listed policies, rules, obligations, and liabilities herein..

Right of Termination:
The owner reserves the right to terminate permission to occupy and to evict from the rental, any guests or visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
All damages and breakages must be reported as soon as reasonably practicable. Failure to report them will likely result in additional fees. To avoid damages and breakages, no furniture is to be moved from one room to another without prior agreement.
